All in all great location, just next door to gorgeous garden, and right by one of the oldest bridges in Venice. Central heating, a work desk, and TV available in the double room.

Incredibly beautiful small place with cosy location short walk to the airport and all notable sightseeing spots in the city.

The morning breakfast was enjoyable with lovely coffee, jam, fresh croissants. We truly enjoyed a perfect and exceptionally nice location very close to right by one of the oldest bridges in Venice, and a canal and a prolific garden. Everyone was friendly and helpful.

The room was comfortable, had a beautiful view of the garden.

The staff were welcoming and very polite all the time. Lots of food served in the garden for breakfast, it was incredibly nice and sensational.

It was a quaint hotel, nesteled in a Venetian building. The property staff was attentive and expert, they all greeted us. Had the single room which was warm with view onto the canals. The stay was fine.

It has to offer a reasonably good breakfast with fresh croissants. This property is 500 m from Edgware Road tube station.

Lovely staff, particularly nice breakfast, stunning location just off a beautiful canal surrounded by incredible restaurants as well as a quiet area. Lovely bed, particularly good bathroom and tea and coffee, and a kitchenette area in the room. Stunningly beautiful views of the garden all around.

We stayed in single room with view onto the canals. The breakfast offered was particularly good with jam and excellent coffee and fresh croissants, couldn't have asked for more. Truly enjoyed the location in a lovely neighbourhood.

It is a quiet little property located in Cannaregio district close to the Strada Nova for shopping, the beautiful garden, and tourist spots. Thank you for a fabulous stay.

I spend 3 nights in Venice lovely. Got suite with a lovely view of the garden when arrived, loved that.

Beautiful and fairly quiet units with a mini fridge, a comfy bed, for example. Incredibly helpful personnel and quiet location in the lovely garden. Also - close to Venise, the different areas and things to do there, 'tourist' Venice, and Strada Nova.

Have stayed here many times and would stay here again without hesitation. This charming small hotel was really impeccably clean.

Lovely and fantastic staff, perfect single room. Great service during our fab stay. Everything wonderful. Cosy and super position in the nice area, just off good restaurants nearby, a very nice area of Venice which lots of good restaurants around and the lovely garden. Again, 5 minutes walk from a large historic public square.

Everything was perfect, expert staff, beautiful location so close to shops, restaurants and bars, Fondamenta Misericordia and the main sites. I was offered a room with delightful views of garden. There was free Wi-Fi in all rooms and the service in general was great.

the breakfast had lots of food, like slices of fresh bread and cheese. the rooms were cosy, with shared bathroom. the location was fab, at a moderate distance from an ornate covered 16th-century stone footbridge.

Liked our rooms with a lovely view of the garden. The location of the hotel was brilliant and impressive - within easy walking distance of a main street.

The location of the hotel was marvellous and incredible - within walking distance of San Felice. There was a lagoon and a garden near the place...

It was right place for travelling to Venice, I was glad to stay there. The location was marvellous and fab for walking around an ornate footbridge. There was a good restaurant, supermarkets and shops next door. Expert staff plus the breakfast was enjoyable. Great services were available.

Planned to see Venice major attractions and it was nice base for visiting all of them.

Views and location were in general nice. Truly enjoyed that its rooms had a personal safe, central heating and multi-channel TV. The downtown is within 15 minutes' walk. There is a lovely garden.

Would not hesitate to return here for the location, it was great. The hotel was SUPERB, as you can expect from Venice. When I arrived the host was kind.
